Rental searches in Long Beach: rent, deposits, income requirements and other conditions families need to check.

A rental search involves more than the advertised rent. Deposits, income checks, credit requirements and voucher policies can determine whether a family can apply.

As a volunteer with CWS Orange County, I found rental listings, called landlords and organized the answers for case managers. I record rent and bedroom count, along with deposits, income requirements, credit checks and whether housing vouchers are accepted. Those details help show which listings are worth following up.
One property I contacted used its market rent to calculate the income requirement, even though the advertised rent was lower. I recorded both figures so a case manager could see how the requirement was calculated. Other properties need to be checked individually.
Keeping the records useful
Future updates will focus on when a landlord last confirmed a requirement, what still needs checking, and which details case managers find useful. An anonymized example of the search records is planned for this page.
